Pros: 1. LOTS of amenities. pool, jacuzzi, sand volley ball court, basket ball court, tennis court, gym, & game room. 2. Very small deposit. 3. Located right by the beach. 4. Pretty clean grounds in certain areas. Other areas will have cigarette buds EVERYWHERE.

Cons: 1. Fri-sun noise. You're thinking how bad could it be right? Oh believe you me.. 2. You can't live anywhere near the ANY of the parking lots, basket ball courts, or the high school or you'll want to pull your hair out from the noise. 3. Management is AWFUL. I can't stress that enough. And you'll be dealing with them quite often because of all the problems you'll run into in this complex. In order to get anything done with them you'll have to throw a fit. 4. Parking. Rent seems cheap for Newport Beach but that's because you don't get an assigned spot. It's first come first serve. If you want an assigned spot you have to pay an extra $50. Also the free parking area gates are often broken and stay open. 5. Pool. From the pictures it might seem like they have a large pool in the middle of the complex. It's deceiving, because half of it is a duck pond. 6. Ducks. They quack all day all night. You can't live near the pool or again you'll drive yourself crazy. 7. The gym is very dated. That's why you won't see the pictures on their website. 8. If you mention any of these inconviences to the management they'll lie straight to your face. Give it a try. And when they do lie that's the first sign that you should not move into this complex. 9. The walls are pretty thin. 10. Utilities. They don't pay for anything. You have to pay for everything and then some. The bill is split amongst all the residents and so even if you try to conserve water and gas if your neighbors decide not to you still have to pay for what they use. Read the lease carefully, they'll tell you that you'll also be paying for the utilities in the common areas too even if you don't use them. They'll also lie to you and tell you it's going to be cheap. It's not. 11. Go search Megan's law if you have children. Even if you might have visitors who are children (neices, nephews, grandchildren.) Note that this apartment has SEVERAL addresses. (google megan's law of california) 12. You'll see the police at the complex AT LEAST once a week. As a matter of fact this morning I saw the crime scene investigators van along with a newport police car outside the complex. Yes crime scene investigators. 13. To be satisfied in this complex you have to live in a very specific area. If you look at the map and eliminate the highschool area, parking lots, basketball courts, and the duck pond area you'll be very limited to where you can live. 14. No guest parking. There are about 10 spots total for the WHOLE complex. Management will tell you that there's plenty of street parking. There are enough street parking if you visit the complex before 4pm. After that it's a nightmare.

DO NOT IGNORE THE CONS SECTION OF THIS RATING. YOU'LL REGRET THE DAY YOU DO.

DO NOT TRUST THE MANAGEMENT ON ANYTHING THEY SAY.
